A multi-level or elevated deck does not have a per-square-foot price, and we would rather tell you that than publish one. It is a structure, not a platform. It gets drawn before it gets priced, and the drawing is what turns your particular lot into a number.
That is not a dodge. The single-platform ranges in the deck cost guide work because those decks are mostly the same deck. Once the deck goes up in the air and breaks into levels, the things that set the price stop being in the deck at all and start being in the site.
Why a number here would be a guess
Two decks with the same square footage, the same decking, the same railing, can be a long way apart on price. Everything in the table below can be true of one and not the other.

Read that list again and notice how little of it is about the deck. Square footage is the one thing a multi-level deck price does not turn on, which is exactly why quoting it by the foot produces a number nobody can stand behind.

Height is a site-access problem before it is a framing problem
This is the part homeowners are most surprised by, and it is the biggest single reason an elevated deck costs what it does.
A deck three feet off the ground is built standing on the ground. You wheel the concrete to the holes. You set a post by picking it up. You cut, carry and fasten at waist height.
Now put the same deck twelve feet up on a walk-out lot. Nothing about the deck changed. What changed is that:
- The machine cannot follow you. The slope that made the deck tall is the same slope that keeps a skid steer off it. Footings that a machine would have augered in an afternoon get dug by hand.
- The concrete has a long way to go. If a truck cannot back to the holes, the concrete is wheeled down a grade or pumped, and both are their own line.
- Material goes up, not across. Every post, beam, joist and board is handled at height, from a ladder or a scaffold, usually by two people instead of one.
- The posts themselves are a different item. A sixteen-foot post is heavier, more expensive, and takes two people and bracing to stand.
- Everything takes longer. Fall protection, ladder repositioning, and passing material up are not one task you can point at. They are a tax on every task.

Why this one gets a plan set drawn
A ground-level platform can be built from a sketch and a span table. An elevated multi-level deck is a structure carrying live load well above grade, and it gets drawn properly before anyone digs.

The drawing is also what makes the price real. It counts the footings, measures the post lengths, adds up the linear feet of guard, and lays out the stair runs. Before it exists, any number is somebody's impression of your back yard. After it exists, the number is arithmetic.
That is the sequence: walk the lot, draw the deck, permit the drawing, price the drawing. Skipping to the price is how a job ends up with a change order in week two.
Permits
Height and how the deck attaches to the house are what trigger the permit, and an elevated deck is over the line on both counts. Expect a permit, expect footing inspections before anything gets covered, and expect the plans examiner to want the drawing described above. Getting a real number for your lot
Start with the two questions that decide everything else: how far off the ground is the highest point, and can a machine get to where the posts go. If you can answer those, you already know more about your own deck price than a per-foot figure would have told you.
From there it is a walk, a drawing, and a number built from the drawing. If the drawing comes back and the number is uncomfortable, the levers are all still on the table at that point: fewer levels, a lower deck with a stair run instead, or the same deck phased. Those are design decisions, and they are much cheaper to make on paper.
Before any of it: what the site does to the price
A per-unit number describes the work. It does not describe your property. These five move a real quote more than any material choice, and none of them is visible from a plan.
- Demolition and haul-off
- Whatever is there now has to come out, get loaded, and go somewhere. Tear-out and dump fees are their own line, not a rounding error on the new work.
- Clearing and grubbing
- Grubbing is pulling the root mass out, not cutting the stump at grade. A treed lot and a mowed lot are different jobs before anything gets built.
- Grading
- Getting the ground to the shape the work needs. Cut, fill, and compaction, and on a lot with real fall that is machine time before day one.
- Water management
- Midlands clay holds water. Where it goes decides whether the work lasts, and it is the difference between a fix that holds and one that moves in a wet winter.
- Site access
- Whether a truck or a machine can reach the work. A job a machine can drive to and a job that gets wheelbarrowed through a gate are not the same price.

Worth deciding before the deck is framed, because the drainage system and any future walls are far cheaper to allow for now than to retrofit.
Is a multi-level deck cheaper than one big deck at the same height?add
Usually not. Each level is a separate framed platform with its own rim, fascia, footings and railing run, plus a stair between them. Levels are worth building when the lot or the way you use the space calls for them, not as a way to save money on the same square footage.
